If you become familiar with the travel plan, however, you’ll feel more comfortable knowing where you have been, where you are now and how to get to your final destination.

Establish a relationship with a Realtor

Establishing a relationship with a licensed Realtor means signing a buyer’s agreement to work exclusively with a Prudential Rubloff. At our first meeting, I will review the various forms necessary to establish this relationship. However, our working relationship is far more than a contract; it is the key to finding the home that meets both your needs and your budget.

Get pre-approved

Before you begin your home search, it is important that you meet with several reputable real estate lenders to explore different mortgage options, learn how much of a loan you can qualify for, and get pre-approved for a loan. These meetings will give you a good idea of who you prefer to work with during this process. Buying a home is a huge investment; make sure you have confidence in your lender.Anyone can get you a good rate…some can provide low closings costs…but not all offer great service. Once you’ve decided on a lender, obtain a written pre-approval letter to submit with any offers you make to purchase a home.

Search for homes

Once you’ve been pre-approved, the search for your new home begins with defining both where you want to live and what you want in a home.Understanding your needs and wants makes it easier for me to show you the homes that meet your requirements and saves us both the time of looking at homes that don’t meet your requirements.After you have defined your requirements, I will search the MLS for any properties that meet your criteria, preview the most likely candidates and then arrange for you to see the best possibilities.

Contract to buy

When we find the home you wish to purchase, I will write and present your offer along with your earnest money and loan pre-approval letter to either the listing agent or seller.Writing an offer involves understanding the contractual forms. Before the offer is signed, I will repeatedly ask whether you have any questions. Because the contract is binding, I will not allow you to sign it until you are 100% sure. Once the offer is sign, the negotiation process begins where the seller either accepts, rejects, or counters your offer.

Inspecting the Home

You will hire an independent, professional home inspector to inspect the property within the timeframe established in the purchase contract.If the property does not pass your approval after we review the inspection report together, then you can move on and locate a replacement property. Having the property inspected before the property is appraised is also a wise financial move because you do not want to pay for an appraisal on a property that you ultimately don’t purchase.

Attorney Review

You will hire an independent, professional real estate attorney to review and explain the details of the purchase contract. The attorney may also modify the contract for your protection. This is a great opportunity to review your legal rights to buying a home. Under state law, I am not allowed to give legal advice. A good real estate attorney will guide you through all the legal hurdles.

Close the Transaction

Once all the contingencies in the contract have been satisfactorily fulfilled and the lender has approved your loan and issued a loan commitment, your loan and real estate transaction can be finalized and closed. At closing, you and the seller will sign all necessary documents to transfer ownership of the property and record the mortgage and deed information.You will receive a copy of all closing documents and be given the keys to your new home!
